How Your Roofing Contractor Can Void Your Warranty

Many homeowners get peace of mind knowing they have a long warranty on their home-installed roofing items. Instead of the old 30-year warranty, most shingles now come a day with a restricted lifetime guarantee. Improper fanfare

Your roofing contractor should know enough about ventilation at the attic for proper ventilation of your attic. The Building Code minimum (2009) is 1 square feet of ventilation for every 300 square feet of attic floor space. But if you’ve got a home that’s 1500 sq. Ft. You’ll need about 5 sq. Ventilation ft (720 sq. in.) divided between intake vents and exhaust vents. Usually intake vents are in the soffits, while the exhaust vents are at the top of the roof.

Installing roof covering over unapproved

Your roofing contractor should be able to tell you what sort of decking your home has and whether putting shingles on is an acceptable deck. Plywood (minimum 3/8), “OSB (minimum 7/16”) and wood board sheathing (minimum 1) “are examples of the fully permitted decking. If the sheathing of the wood board is wide (1×6, 1×8, 1×10, or 1×12) it can cause buckling in the shingles so it should take extra precautions. New 4’x8 ‘sheets of plywood can need to be built to provide a solid, smooth surface to connect shingles to it.

Loadmaster and Homasote roof decking are “permit-required” decks and must be installed as specified by the manufacturer and may require special fasteners to satisfy the warranty specifications. Other roof decks such as cemented wood fibre board, gypsum, and insulation boards are not allowed and require the installation of an appropriate decking over them. These decks aren’t popular among households.

If water damage, dry rot, or any other damage happens to your sheathing, the shingles mounted on top of it are not protected by the manufacturer’s warranty. An example of this is an undiscovered crack, where the wood before reroof is not repaired. If that piece of plywood fails in the future, the warranty doesn’t protect the shingles built over it.

Another way a roofing contractor will void the warranty is by failing to adequately plan the roofing after cutting an existing roof off. If existing nails stick up and poke through the shingles, the manufacturer’s warranty will not cover the damage.
